How to calculate a mortgage payment

Calculating your monthly mortgage payment is essential to know how much you will pay each month and how much the loan will cost in interest. This calculator uses the French method (constant payment amortization), the most common one, and shows you the full amortization schedule.

The payment formula

Payment = C ร— i ร— (1+i)^n รท ((1+i)^n โˆ’ 1)

Where C is the principal, i the monthly rate (annual รท 12 รท 100) and n the number of payments (years ร— 12). The French method keeps the payment constant: at first you pay more interest and gradually more principal.

What interest you can expect

Mortgage rates vary by market. A small difference in rate can mean thousands of euros over the life of the loan.

Tips

  • Extending the term lowers the payment but greatly increases total interest cost.
  • Always compare the total cost, not just the monthly payment.
  • For adjustable loans, use a prudent rate to plan as if it were somewhat higher.
